Roofing costs in Maryland
Almost every roof repair is priced by the fault, not by the size of the roof. Here is what each of the common faults costs in Maryland, and how to tell a repair from a replacement before you spend money on either.
Quick answer
A localised roof repair in Maryland typically costs $400 to $1,600. Within that, a single pipe boot is $250 to $500, a wind-lifted section re-sealed with new tabs is $450 to $1,200, and a valley rebuilt runs $900 to $2,400. A diagnostic visit with a written finding costs $150 to $300 where the fault is not obvious from the ground.
The numbers
Almost no contractor site in this market publishes a number, which is exactly why the question has so much search demand and so little honest supply. These are the ranges we price to in Maryland, with the reason each one is a range and not a price.
Typical in Maryland
Localised roof repair
$400 – $1,600
$400 – $1,600
The honest range for one identified fault on an accessible roof. The low end is a single detail reached from a ladder; the high end is a detail that needed staging, new underlayment and matched shingles.
$150 – $300
Charged only where the fault is not visible from the ground or the drive. You get a written finding you can take to another contractor or to an insurer.
$250 – $500
The most common single cause of a ceiling stain in Maryland. Rubber collars perish around year twelve to eighteen while the shingles around them are still sound.
$450 – $1,200
Depends on how many tabs broke rather than lifted. Lifted tabs can often be re-sealed; broken tabs need replacing, and replacing means matching.
$900 – $2,400
A valley carries more water than any other part of the roof. The range covers how long the valley is, whether the metal is replaced, and whether the decking underneath survived.
$300 – $700
Per unit, fitted and flashed. Cheaper when it happens alongside another repair on the same visit, because the setup is already paid for.
$900 – $2,800
Flashing is where most real leaks live. Rebuilding it properly in metal costs more than sealing it, and it is the only version that lasts.
$350 – $900
The repair inside, once the roof is sound and the board has dried. We do this part ourselves, so it is one quote rather than two trades blaming each other.
+15% – 35%
A pitch over about 7 in 12, or a run that can only be reached over a conservatory or a two-storey drop, changes the setup and the labour, not the materials.
Ranges, not quotes. Published 2026 and reviewed against work we are actually pricing in Maryland. What your job costs comes from a walkthrough — access, condition, height and finish level move a price more than square footage does. Estimates are free and in writing.
There is a point where paying for a repair is paying to delay a decision. The rough test we use is honest and easy to apply: if the repair cost approaches a quarter of the replacement cost, and the roof has fewer than about five years of life left in it, the repair is poor value even when it is done well.
A roof at year twelve with one failed boot is a clear repair. A roof at year twenty-two with a failed boot, a soft valley and granule loss across the south elevation is a replacement that somebody keeps repairing. The repair will work. It will also be money you cannot put toward the new roof.
The other case for replacing rather than repairing is matching. Shingle lines change, colours fade, and a patch on a visible elevation can be sound and still look like a patch for the next decade. Where that matters to you, say so early — it changes which option is actually cheaper in your eyes.
Water does not leak where it lands. It runs along the underside of the decking, down a rafter and through the ceiling several feet from the hole. Pricing a repair from the position of the stain is guesswork, and guesswork is how people pay twice.
The diagnostic visit exists so that the repair is priced against a known fault. We go up, find it, photograph it, and write down what it is and what fixing it involves. That document is yours. You can hand it to an insurer, to a neighbour, or to another roofer for a second price.
Where the fault is obvious — a visibly lifted section after a storm, a boot that has split and can be seen from the drive — we skip the diagnostic and quote the repair. Charging to find something already found would be dishonest, and it is the fastest way to lose a job we want.
Before you sign anything
Ask every contractor for these in writing. Quotes only compare once they do — and Maryland law requires home improvement work over $500 to be under a written contract anyway.

Roof Repair & Replacement
What moves the number
Usually not because one contractor is expensive. Usually because they are pricing different work. These are the variables that actually move it.
Roof repair pricing follows the fault. A pipe boot on a 3,000 square foot roof and a pipe boot on a 1,400 square foot roof cost the same, because the work is the same. Asking what a repair costs per square foot gets you a number that means nothing.
One fault is a repair. Three or four faults in different places, on a roof past about year eighteen, is usually the start of a replacement conversation. We will say so in writing rather than selling you four repairs that buy two years.
Shingles get brittle. On a roof past its middle age, walking it to reach one fault can create the next one, and matched shingles are harder to find. Both of those push a repair toward the upper end of the range.
A single-storey ranch in Walkersville and a steep three-storey gable in Frederick are the same repair and a different day. Staging, fall protection and the time to move it are real costs, and they are why the access line exists on the quote.
The roof is often the cheaper half. Wet decking, soaked insulation and a stained ceiling are separate line items, and whether they are there is only known once the detail is opened up. A good quote says what happens if they are.

Straight answers
Not covered here? Call and ask — you’ll get a real answer, not a “depends on the job”.
A localised repair runs $400 to $1,600 for one identified fault. A single pipe boot sits at the bottom of that at $250 to $500; a valley rebuild sits above it at $900 to $2,400, and a chimney or sidewall flashing rebuild at $900 to $2,800. The number depends on the fault, not on the size of the roof.
Only where the fault is not visible from the ground. A diagnostic visit with a written finding is $150 to $300. If a storm lifted a section you can see from the drive, there is nothing to diagnose and we quote the repair.
Compare the repair cost against the replacement cost and against the remaining life. If a repair is approaching a quarter of a replacement and the roof has under about five years left, the repair is poor value. Three or more separate faults on an older roof usually means the same thing. Our roof replacement cost guide has the replacement figures to compare against.
Storm and wind damage often is covered; age and wear almost never is. The written finding from the diagnostic visit is what an adjuster needs, because it separates the two. We will give you the documentation either way and we do not charge for meeting an adjuster on site.
Because it is separate work, and because you should be able to see both halves. The roof has to be sound and the board has to dry before anything inside gets patched. We do the inside ourselves at $350 to $900 for a typical stain, so it stays one quote and one crew.
