The work
A roof fails at its details long before it fails in its field. Valleys, chimneys, sidewalls, pipe boots and the first three feet above the eave are where the water actually gets in, which is why a replacement that reuses the old flashing is not really a replacement.
So we strip to the deck. That is the only point in a roof’s life when anyone sees the plywood, and rotten sheathing found on tear-off day is a sheet of plywood. Found later, it is a ceiling.

Old shingles and felt come off and go in the skip. A second layer laid over the first hides the deck, traps heat, and voids most shingle warranties.
Every sheet walked and sounded once it is bare. Soft or delaminated plywood is replaced, and you see the photographs before it is covered.
Self-adhering membrane at the eaves and in the valleys, synthetic underlayment across the field. Maryland gets exactly the freeze-thaw cycle that ice dams need.
Step flashing at sidewalls, counter-flashing at chimneys, new pipe boots, new drip edge. Reusing flashing to save a hundred dollars is where most re-roofs start leaking.
Ridge vent cut and installed, soffit intake checked to match it. A roof that cannot breathe cooks its own shingles from underneath and shortens the warranty it came with.
A wind-lifted section, a failed boot or a cracked valley on an otherwise sound roof gets repaired. We will tell you which one you have, including when the answer costs us the bigger job.
Tarps down before the first shingle comes off, magnet run over the drive and the lawn at the end. A nail in a tyre a week later is the part of a re-roof people remember.

Often, and we will say so. A section lifted by wind, a split pipe boot, a failed valley or missing shingles on a roof with years left in it is a repair. What is not a repair is a roof shedding granules everywhere, curling at the edges across the whole field, or already carrying a second layer. We tell you which one you have and show you the photographs from the roof rather than asking you to take it on trust.
A typical house is one to two days — tear-off and dry-in happen on the same day, so the house is never left open overnight. A steep, cut-up or multi-level roof runs longer, and weather moves everything. We do not start a tear-off we cannot make watertight before dark.
Usually yes. Frederick County and most Maryland jurisdictions require a permit for a full replacement, and inspection requirements vary by county. We tell you what applies at your address before work starts, and the permit cost is a line on the estimate rather than a surprise later.
We will inspect the roof, document what we find with photographs, and give you a written scope you can hand to your adjuster. What we will not do is tell you the damage is worse than it is, or offer to cover your deductible. Both are common in this trade after a hailstorm, and both become your problem rather than ours.
Architectural shingles are typically warranted 25 to 30 years and, in Maryland, realistically give 20 to 25 with adequate ventilation. Poor attic ventilation is the single biggest reason a roof falls short of that, which is why we check intake as well as exhaust instead of just replacing the ridge vent because one was there before.
We stop, photograph it, and tell you the sheet count and the cost before anything gets covered. Sheathing is priced per sheet on the estimate for exactly this reason — nobody can see through shingles, so the honest way to handle it is a known unit price agreed up front, not a change order written after the fact.
