Roofing in Frederick & Central MD
Architectural asphalt shingle replacement across Frederick and Central Maryland, stripped to the deck so the plywood gets looked at rather than covered over, with every flashing, boot and vent renewed rather than reused.
Quick answer
Most Maryland asphalt-shingle replacements run $5.50 to $9 per square foot installed with the tear-off included, putting a typical single-family house between roughly $10,500 and $20,000 in 2026. A simple ranch comes in lower, a steep or heavily cut-up roof higher. What moves you inside that range is almost never the shingle — it is pitch, height, how many layers come off, and how many chimneys, valleys and pipes have to be flashed. The number comes from walking the roof and looking in the attic, not from applying a per-foot figure to your square footage.
The work
Asphalt shingle is what we install. Architectural laminated shingles on pitched roofs, with the low-slope porch and addition roofs handled as part of the same job where they tie into the field. We do not install metal, slate, tile or cedar, and saying so here saves you a site visit if that is what you are after.
A replacement is a tear-off. Old shingles and felt come off and go in the skip, which is the only point in a roof's life when anyone sees the plywood underneath. A second layer laid over the first hides exactly what you are paying to have inspected, traps heat against the new shingles, and voids most manufacturer warranties on the product you just bought.
The part most quotes leave vague is everything that is not a shingle. Underlayment, ice-and-water membrane at the eaves and valleys, step and counter flashing, pipe boots, drip edge, ridge vent and the intake that feeds it — those are where a roof actually fails, and all of them are new on a job we do. A quote that is cheaper by a few hundred pounds is usually cheaper because one of them is being reused.
Maryland asphalt-shingle replacement, 2026, tear-off and disposal included. Pitch, height, how many layers come off, and the number of valleys and penetrations move these far more than the shingle brand does.
Ranges, not quotes. Real numbers come from a walkthrough — access, condition, height and finish level move a price more than square footage does. Estimates are free and in writing.

What’s included
Written into the estimate, not assumed. If something on your job is not on this list, it gets priced and named before anyone starts.
Everything down to the deck, tarps laid before the first shingle lifts. Nothing goes back on over the top of anything.
Every sheet checked once it is bare. Soft, delaminated or rotten plywood is replaced at the per-sheet price on your estimate, photographed before it is covered.
Self-adhering ice-and-water at the eaves and in every valley, synthetic underlayment across the field. Maryland gets precisely the freeze-thaw cycle that drives water back up under shingles.
Step flashing at sidewalls, counter flashing at chimneys, kick-out flashing where a roof meets a wall, new pipe boots, new drip edge. Reused flashing is the single most common reason a new roof leaks.
Ridge vent cut to the correct opening and soffit intake checked to match it. A roof that exhausts more than it takes in pulls conditioned air out of your house instead of air out of the attic.
Skip positioned to protect the drive, beds and plantings covered, and a rolling magnet over the drive and lawn at the end. The nail nobody found is the part of a re-roof people remember a month later.

Straight answers
Not covered here? Call and ask — you’ll get a real answer, not a “depends on the job”.
If the roof is otherwise sound and one slope has wind damage, replace the slope. If the field is shedding granules everywhere, curling at the edges across the whole roof, or already carrying a second layer, a section replacement buys you a visible colour mismatch and another conversation in two years. We tell you which of those you have and show you the photographs rather than asking you to take it on trust, including when the honest answer is the smaller job.
A typical house is one to two days. Tear-off and dry-in happen the same day, so the roof is never left open overnight — if we cannot make a section watertight before dark, we do not strip it that morning. Steep, multi-level or cut-up roofs run longer, and weather moves everything. You can stay in the house throughout, though it is loud and you should take anything fragile off the attic ceiling joists.
Two separate things, and they get conflated constantly. The shingle carries the manufacturer's material warranty, typically 25 to 30 years on architectural products, and that warranty is conditional on correct ventilation and fastening — a starved attic or a layover voids it. Our labour warranty covers the installation itself. We hand you the manufacturer documentation rather than summarising it, because the conditions in it are the part that matters.
Same crew, same visit
Most roofing jobs are two or three of these at once, which is why they are priced and scheduled together rather than as separate call-outs.
From the field
Longer answers than a quote page has room for — how the work fails, what putting it right actually involves, and when waiting is the honest call.
