Roofing in Frederick & Central MD
Leak tracing and repair across Frederick and Central Maryland — following the water uphill from the stain to the actual entry point, because the two are almost never in the same place.
Quick answer
The trace and written finding run $150 to $350, and we credit that against the repair if you have us do it. The repair itself is usually $350 to $1,200 once the cause is known, rising to $900 to $2,800 if the problem turns out to be chimney or sidewall flashing that has to be rebuilt rather than a single component that can be swapped. Splitting it this way is deliberate: nobody can honestly quote a leak repair before knowing what is leaking.
The work
Water does not fall straight down through a roof. It gets in at a detail, runs along the top of the underlayment or down a rafter until something interrupts it, and then drips. The stain on your ceiling marks where the water finally gave up, which can be several feet and occasionally a whole room away from the hole.
So we start inside. The attic tells you more than the roof does: a rust trail on a nail, a dark line down one side of a rafter, a damp patch on the underside of the sheathing with a clean dry edge above it. Follow that upward and you arrive at the entry point. Starting on the roof and sealing whatever looks worst is how people pay twice.
Some leaks do not give themselves up on the first visit. A leak that only appears in driven rain from one direction, or only after snow has sat for two days, is a leak with a condition attached, and we would rather tell you we need to see it in the weather that causes it than seal three plausible things and invoice for certainty we do not have.
Leak work is priced as diagnosis plus repair, because the two are genuinely separate. The diagnostic fee is credited against the repair if we do the repair.
Ranges, not quotes. Real numbers come from a walkthrough — access, condition, height and finish level move a price more than square footage does. Estimates are free and in writing.

Roof leak repair
What’s included
Written into the estimate, not assumed. If something on your job is not on this list, it gets priced and named before anyone starts.
We look at where the water is landing and where it has travelled from before anyone goes up a ladder. The attic is where the evidence is.
Traced to a specific detail — a boot, a flashing, a nail pop, a backed-out fastener, a valley — and photographed, so the repair addresses a cause rather than a symptom.
A surprising share of winter attic water in Maryland is not a leak at all. It is warm indoor air condensing on cold sheathing, and no amount of roof work fixes it.
The failed detail rebuilt properly, with new membrane or flashing underneath where the assembly calls for it rather than sealant over the top.
Saturated batts do not dry out and stop insulating. We tell you what is wet and roughly how much needs lifting, so it does not become a mould problem under a sound new roof.
Once the roof is dry, the stain and any soft plasterboard are our own work rather than someone else's referral. Cut out, patched, finished and painted to match.

Straight answers
Not covered here? Call and ask — you’ll get a real answer, not a “depends on the job”.
Because water travels. It enters at a detail, runs along the top of the underlayment or down the side of a rafter, and drips wherever it meets an obstruction — a nail, a joint in the sheathing, a run of insulation. Several feet of lateral travel is completely normal and ten is not unusual on a low pitch. That is why the attic inspection comes first: the trail is visible up there, and following it is the difference between fixing the leak and sealing something nearby.
We can stop it getting worse, and sometimes that is the right call — a tarp over battens tonight and the proper repair when the roof is dry and safe. What we will not do is attempt a permanent asphalt repair on a wet roof, because sealants and shingle adhesive will not bond to a damp surface and the repair fails in the first cold snap. If it is actively pouring and water is coming into your house, the honest sequence is temporary now, permanent later.
Genuinely, yes, and it is worth ruling out before paying for roof work. Condensation shows up as even dampness or frost across a wide area of sheathing, often worst on the north slope and always in cold weather, with no trail leading anywhere. A leak is localised and has a path. The fix for condensation is ventilation and sealing the air leaks from the house into the attic, not roofing — and we would rather tell you that than sell you a repair that cannot work.
Same crew, same visit
Most roofing jobs are two or three of these at once, which is why they are priced and scheduled together rather than as separate call-outs.

Longer answers than a quote page has room for — how the work fails, what putting it right actually involves, and when waiting is the honest call.
