Tile Flooring costs in Maryland
Cracked tiles and failing grout are usually symptoms, not faults. Here is what the repairs cost in Maryland, and how to tell whether you are fixing a problem or paying to postpone one.
Quick answer
Tile repair in Maryland costs $180 to $420 for the first replaced tile and $45 to $120 for each additional tile in the same visit. Regrouting a floor runs $3 to $7 per square foot; regrouting a shower runs $450 to $1,200. Renewing the silicone in a shower or along a worktop is $150 to $400.
The numbers
Almost no contractor site in this market publishes a number, which is exactly why the question has so much search demand and so little honest supply. These are the ranges we price to in Maryland, with the reason each one is a range and not a price.
Typical in Maryland
Single tile replacement, first tile
$180 – $420
$180 – $420
The first tile carries the whole visit — travel, setup, cutting the old one out without breaking its neighbours, and the wait while the mortar sets before grouting.
$45 – $120
Far cheaper, because the setup is already paid for. If you have four loose tiles in different rooms, have them all done on one visit rather than four.
$3 – $7 per square foot
Grinding out the old grout is most of the labour. Narrow joints and sanded grout push it toward the top; wide joints in a plain pattern sit near the bottom.
$450 – $1,200
Priced per shower rather than per square foot because the corners, the kerb and the drain surround take disproportionate time. Includes new silicone at every change of plane.
$150 – $400
The cheapest maintenance job in a bathroom and the one that prevents the most expensive failures. Grout belongs in flat joints; silicone belongs wherever two planes meet.
$12 – $26 per square foot
Where tiles sound hollow because the mortar never bonded. The tiles come up, the substrate is corrected and they go back down — which is why it costs more per foot than a new floor.
$0 – $240
Nothing if you kept attic stock or we can lift a tile from under an appliance. A charge if it means tracking down a discontinued line, and no promise of a perfect match.
$0.60 – $1.40 per square foot
Optional on a modern cement grout and genuinely useful on a light floor in a kitchen. It changes how the grout stains, not how it holds.
$8 – $18 per square foot
Here for comparison. Once a repair gets past roughly a third of this, on a floor with widespread problems, replacing is better value than repairing again.
Ranges, not quotes. Published 2026 and reviewed against work we are actually pricing in Maryland. What your job costs comes from a walkthrough — access, condition, height and finish level move a price more than square footage does. Estimates are free and in writing.
There is a difference between a cracked tile and a cracking floor. A single tile with a chip or a star crack has usually taken an impact, and replacing it is a genuine repair that lasts. A crack that runs in a straight line across several tiles, often following a joist or a seam in the subfloor, is movement.
Movement does not stop because new tile went over it. The replacement tile cracks in the same place, usually within a season, and the second repair costs the same as the first. What has to happen instead is that the substrate is stiffened or decoupled, and only then does new tile go down.
That is why the first thing we do on a tile repair is tap the floor and look at where the cracks run. If the answer is movement, we will say so, give you the price of fixing the cause, and let you decide. Quoting a tile swap on a moving floor is easy money and a guaranteed callback.
Grout is a hard filler for flat joints between tiles on the same plane. Silicone is a flexible seal for every place two planes meet — a wall to a floor, a wall to a wall, a tile edge to a bath or a worktop. Those two jobs are not interchangeable, and almost every shower that leaks has grout where silicone belonged.
Grout in a corner cracks because the corner moves slightly every time the house warms and cools. Once it cracks, water goes behind the tile rather than down the drain, and the first sign is grout going dark along the bottom of one wall. By the time there is a stain on a ceiling below, the repair is no longer $400.
Renewing silicone at $150 to $400 is therefore the cheapest preventive work in a bathroom. We cut it out, clean back to sound substrate, and lay new sanitary silicone at every change of plane. Where the grout across the field has also gone, a full shower regrout at $450 to $1,200 does both at once.
Before you sign anything
Ask every contractor for these in writing. Quotes only compare once they do — and Maryland law requires home improvement work over $500 to be under a written contract anyway.

What moves the number
Usually not because one contractor is expensive. Usually because they are pricing different work. These are the variables that actually move it.
A tile that cracked because something heavy landed on it is a repair. A tile that cracked in a straight line across three tiles is telling you the substrate moves, and replacing the tile without fixing the movement buys you a year. The cause decides the price.
Tile lines get discontinued and the same line changes shade between batches. Attic stock makes this free. No attic stock means sourcing, and sometimes it means an honest conversation about a visible patch rather than an invisible repair.
The first tile costs five times the second because the visit is the expense. Scattered single tiles across a house are several first tiles. Grouping them into one visit is the single easiest way to cut the bill.
Regrouting is mostly grinding. Narrow joints with hard sanded grout take far longer to clear than wide joints, and an epoxy grout takes longer again. The per-square-foot range exists mostly to cover that spread.
A hollow sound under a quarter of the floor is a bonding failure, not a tile problem. That is a lift-and-relay at $12 to $26 per square foot, and above a certain area it stops making sense against a new floor at $8 to $18 plus prep.

Straight answers
Not covered here? Call and ask — you’ll get a real answer, not a “depends on the job”.
The first tile is $180 to $420, because the visit is most of the cost. Each additional tile in the same visit is $45 to $120. If you have several loose or cracked tiles anywhere in the house, have them all done on one visit.
A floor is $3 to $7 per square foot, depending on joint width and how hard the old grout is to grind out. A shower is priced per shower at $450 to $1,200, including new silicone at every corner and change of plane.
Once repairs across a floor approach roughly a third of new installed labour at $8 to $18 per square foot, or once a quarter of the floor sounds hollow. A lift-and-relay at $12 to $26 per square foot costs more per foot than a new floor, so above a certain area it stops making sense.
Sometimes exactly, often closely, occasionally not at all. Attic stock makes it free and perfect. Without it, we can lift a tile from under an appliance or inside a cupboard to use in the visible spot, which is usually the better answer than a near miss.
Because grout is rigid and corners move. Every change of plane needs flexible silicone rather than grout, and that is $150 to $400 to put right. Regrouting the corner again with cement grout will crack again, so we do not do it that way.
