Finishing costs in Maryland

What wallpaper removal costs in Maryland

The paper is not the expensive part. What the wall looks like once the paper is off is the expensive part, and a test patch on one square foot tells you which number you are buying.

Quick answer

How much does finishing cost in Maryland?

Wallpaper removal in Maryland typically costs $1.20 to $2.40 per square foot where the paper releases cleanly, and $2.20 to $4.00 per square foot where the face of the drywall lifts with it. A standard 12 by 12 room with four papered walls usually lands between $780 and $1,900. A skim coat afterwards adds $1.10 to $2.00 per square foot and is genuinely needed more often than not. The condition of the board under the paper decides nearly all of the spread, which is why we cut a test patch before quoting rather than after starting.

The numbers

Maryland pricing, broken down.

Almost no contractor site in this market publishes a number, which is exactly why the question has so much search demand and so little honest supply. These are the ranges we price to in Maryland, with the reason each one is a range and not a price.

Typical in Maryland

Strip and wash, clean release

$1.20 – $2.40 / sq ft

Strip and wash, clean release

$1.20 – $2.40 per square foot

Paper comes away, adhesive washes off, the board face is intact. This is the number you are hoping for, and it is what you get on walls that were primed before they were papered.

Strip where the board face lifted

$2.20 – $4.00 per square foot

The paper takes the top layer of paper facing off the drywall with it. Nothing was done wrong — the wall was simply papered over bare board. The repair is a sealing primer and a skim, and it is unavoidable.

Test patch before the quote

No charge

One square foot in an inconspicuous corner, usually behind a door. It takes ten minutes and it is the difference between a quoted price and a guess. Any quote given without one is a guess.

Typical 12 x 12 room, four walls

$780 – $1,900

The width of that band is the whole point of this guide. The bottom is a clean release with a light wash; the top is a lifted face, a sealing primer, a full skim and two coats of paint.

Second and third layers of paper

+$0.40 – $0.90 per square foot per layer

Older Frederick County houses frequently carry two or three generations of paper. Each layer is another pass of scoring, soaking and scraping, and the oldest layer is usually the one stuck hardest.

Skim coat after stripping

$1.10 – $2.00 per square foot

What turns a stripped wall back into a paintable wall. On a lifted face this is not optional, because paint over torn facing telegraphs every edge once the light crosses it.

Sealing primer

$0.35 – $0.70 per square foot

Goes on before the skim where the face has lifted, to lock down the torn paper and stop the joint compound soaking straight into it. Skipping this is why some stripped walls bubble a week later.

Painted after, two coats

$1.40 – $2.60 per square foot

Priced separately so you can see it, but it belongs in the same job. A stripped and skimmed wall left unpainted will mark and will have to be washed down again before anyone can paint it.

Stairwell or two-storey entry, access

+10% – 25%

Staging over a stair is slow to build and slower to work from. This is the one surface where we would rather quote the room after seeing it than from a measurement over the phone.

Ranges, not quotes. Published 2026 and reviewed against work we are actually pricing in Maryland. What your job costs comes from a walkthrough — access, condition, height and finish level move a price more than square footage does. Estimates are free and in writing.

The test patch is the quote

We cut one square foot of paper off the wall, usually behind a door or low in a corner where a piece of furniture will sit, and we look at what is underneath. That tells us which band in the table above applies, and the difference between the two bands over a whole room is roughly a thousand dollars.

It takes ten minutes and we do it before writing a number. A contractor who quotes wallpaper removal over the phone, from a photograph, or from a square footage figure is pricing one of two very different jobs and will find out which one on the first morning. That is the mechanism behind most wallpaper change orders.

If you want to do it yourself before anyone visits, a stiff putty knife and a spray bottle of warm water in a hidden corner will tell you most of what we need to know. If the paper peels and the wall underneath is smooth and grey-brown, it was primed. If the paper brings away a soft fibrous layer and leaves a patchy surface, it was not.

Why a stripped wall is not a finished wall

Stripping paper leaves adhesive residue even when it goes perfectly. Residue has to be washed off, because paint applied over old paste will not bond properly and will peel in sheets a year later — often taking more of the board facing with it. The wash is part of the strip price in our quotes and it should be part of anyone else.

Where the face has lifted, washing is not enough. The torn facing has to be sealed with an oil-based or shellac primer so it stops absorbing, then skimmed flat, then sanded. Joint compound applied straight onto torn, unsealed facing draws the moisture out of the compound and into the board, which is what causes those raised bubbles you sometimes see on a freshly painted wall a week after the work finished.

So the honest sequence is strip, wash, seal, skim, sand, prime, paint. Compare quotes on how many of those seven steps are named. A cheap wallpaper removal quote is usually cheap because it stops at step two, and the remaining five arrive later as a separate conversation.

Before you sign anything

What a real written quote should itemise

Ask every contractor for these in writing. Quotes only compare once they do — and Maryland law requires home improvement work over $500 to be under a written contract anyway.

  • A test patch cut and looked at before any number was written
  • Square footage of papered wall, not floor area of the room
  • How many layers of paper were found
  • Adhesive wash included, stated explicitly
  • Sealing primer where the board face has lifted
  • Skim coat, with the finish level named
  • Whether the wall is going back to paint or to new paper

What moves the number

Why two quotes on the same job land far apart.

Usually not because one contractor is expensive. Usually because they are pricing different work. These are the variables that actually move it.

01

Whether the drywall was primed before it was papered

This is the whole thing. Paper hung over primed board releases and leaves a sound surface. Paper hung straight onto bare drywall bonds to the paper facing of the board itself, and when it comes off it brings that facing with it. Both were normal practice at different times. You cannot tell from the room which one you have, which is exactly why the test patch exists.

02

How many layers are up there

We regularly find two layers in houses around Frederick and three in anything pre-war. Each one adds a scoring and soaking pass, and the bottom layer is almost always the stubborn one because it has had the longest to cure. Pulling a loose corner at the edge of a doorway will often show you the layers before we arrive.

03

What the adhesive is

Traditional wheat paste releases with warm water and patience. Clay-based and vinyl-to-vinyl adhesives need scoring and a stripping solution, and modern peel-and-stick is a separate problem again — it usually comes off easily and leaves a tacky residue that has to be washed and then sealed, because paint will not dry properly over it.

04

Vinyl, paper, or grasscloth

Solid vinyl has to be scored before any water will reach the adhesive. Paper takes water readily. Grasscloth and foils behave like neither and often come off in two stages, backing and face. The material on the wall changes the method, and the method is most of the labour.

05

What happens to the wall afterwards

A wall going back to paint has to be flat and sealed. A wall being re-papered needs less. If you are papering again, say so at the quote stage — the preparation is genuinely lighter and the price should reflect that rather than carrying a skim coat you are about to cover up.

Finishing cost questions

Not covered here? Call and ask — you’ll get a real answer, not a “depends on the job”.

A 12 by 12 room with four papered walls typically runs $780 to $1,900. Which end you land on is decided by what is under the paper rather than by the size of the room, so the only way to narrow the figure honestly is a test patch before the quote.

Almost always because nobody checked whether the drywall was primed before it was papered. Paper over bare board takes the face of the board with it, which turns a strip-and-wash job into a seal, skim and sand job. That is a real cost difference of roughly $1.00 to $1.60 per square foot, and it is discoverable in ten minutes beforehand.

It is cheaper on day one and it is usually a false economy. Seams telegraph through paint, vinyl papers reject most coatings, and any future owner inherits a wall that has to be stripped with a layer of paint bonded to it. Where a client wants to go that route anyway we will do it, and we will put the limitations in writing first.

We list it separately at $1.10 to $2.00 per square foot so you can see what it is, but on a wall where the face has lifted it is not an optional extra — paint over torn facing looks wrong under any side light. On a clean release with a smooth wall underneath, it can genuinely be left out.

Yes, and it is a sensible way to save money if you have the time. Strip it, wash the adhesive off properly and leave it dry. We will then price the seal, skim and paint from what we can see, which is a much tighter number than pricing an unknown wall. Be aware that aggressive scraping can gouge the board, and gouges add skim time.
