Frederick County · About 20 minutes from our yard

Home improvement in Thurmont.

Twenty minutes up US 15, under the Catoctin ridge. Thurmont has the oldest housing stock of the five towns with a page on this site, and old stock is the one thing that reliably separates a contractor who can do the work from one who can only do the modern version of it.

Quick answer

Do you work in Thurmont, MD?

Yes. Thurmont is about a twenty-minute drive north on US 15 from our yard in Frederick, and all fifteen services are available there at the same prices with no travel charge. A lot of what we do in Thurmont is repair and matching work in older houses rather than new build-out, which is a different skill and is priced as one.

About 20 minutes from Frederick

Why the drive matters.

Thurmont sits at the foot of Catoctin Mountain, which gives it two things the newer towns on this list do not have: a great deal of pre-war housing still lived in, and a mountain directly above it sending water down.

Old houses are not harder to work on in some vague way. They are harder in specific, nameable ways — plaster instead of drywall, trim profiles that have not been sold in seventy years, ceilings that have settled, floors that are not level, and a hundred years of previous repairs of varying quality underneath whatever you are about to touch. Every one of those changes the method and the price.

What we bring is fifteen trades on one contract and a crew that turns up daily rather than between other jobs. What we do not bring is a Thurmont project gallery — the photographs on this site are our work and none of them are from this town. Better to say it than to let the page imply otherwise.

The oldest stock of the five

A large share of Thurmont is pre-1950 and some of it considerably older. Practically that means lath and plaster walls and ceilings, solid wood trim in profiles no lumberyard carries, plank subfloors, and rooms whose geometry is approximate. It also means that under any given surface there are usually two or three earlier repairs, and finding out what they were is part of the first hour.

Plaster is the headline. A plaster ceiling that has lost its key — where the plaster has let go of the lath above it — looks like a crack and is actually a ceiling held up by friction. Skimming over it buys a season. The honest options are to re-secure and skim properly or to take it down and board it, and the two have very different prices, so we tell you which one we think the ceiling needs and why.

Around the old centre there is newer subdivision housing from the 1990s onward, with the ordinary modern wants: basements to finish, garages to coat, bathrooms to redo. We do that here as well. It is simply not what makes Thurmont different.

Water off a mountain

A ridge above a town changes the rainfall that reaches it and, more importantly, how fast. Gutters here deal with more water in less time than the same gutters would twenty minutes south, and a system that was adequate when it was fitted is often not adequate now that the trees above it have grown.

The north-facing slopes are the ice problem. They hold snow longest, melt last, and are where ice dams form if the eave is cold and the attic above it is not vented properly. On a pre-war house the attic was frequently never vented at all, so the fix is genuinely a roofing, insulation and gutter conversation rather than a single trade.

Older houses also tend to have the drainage they were built with, which is to say not much. Water that lands next to a stone or block foundation and has nowhere to go ends up inside it, and the damp that follows shows up as failing plaster on the inside of an exterior wall. Getting the downspouts to discharge somewhere sensible is frequently the cheapest repair in the whole quote.

What the houses here need

The work Thurmont calls about.

Reasoned from the stock and the exposure above, not from a template. The order would be different in any of the other four towns on this list.

Plaster and ceiling repair, done properly

The most common call out of Thurmont. We tell you whether the ceiling can be re-secured and skimmed or genuinely needs boarding, and we do not quote the cheap version of a job that needs the other one.

Trim matched to the house

Milled or built up to the profile already in the room. On a house this old, trim that is almost right is more obvious than trim that is clearly new.

Tile and bathrooms in small old rooms

Out-of-square walls and floors that are not flat are the whole difficulty in an old bathroom. Tile laid without correcting for that is where the lippage and the cracked grout come from.

Straight to the detail

Thurmont jobs, priced in detail.

The four pages below cover the jobs that come up most often in Thurmont, with real ranges and what moves them. Reading one before the walkthrough makes the walkthrough shorter.

Permits and approvals

Thurmont is an incorporated town

So there can be a town approval step as well as the Frederick County building permit, and on an older house the question of what counts as a repair and what counts as an alteration is worth asking before work starts rather than during it.

We ask it, itemise the permit in the quote, and book the inspections. The town office and the county permit office are the authorities on your particular plan — we get the answer in writing early, because on a pre-war house a late answer is the thing most likely to stall a job.

Thurmont questions

Not covered here? Call and ask — you’ll get a real answer, not a “depends on the job”.

Both are real answers and the ceiling decides which. If the plaster has let go of the lath above it, the ceiling is being held up by friction and skimming the crack buys a season rather than fixing anything. That one needs re-securing and a proper skim, or taking down and boarding. If the key is sound and the crack is movement, a correct repair skimmed wide enough to have nowhere to telegraph will last. We tell you which we think it is, what we are looking at to say so, and what each option costs.

Yes, and it is the only way to do it that works. Profiles from that era are not stocked anywhere, so the run is either milled to match or built up from several pieces to the same section. Fitting modern stock next to original trim produces a step and a shadow line that the eye finds immediately, which is why the cheaper route tends to get redone.

Because under a mountain they fail together. More water arrives faster here, ice dams form where a cold eave meets a poorly vented attic, and water backing up under shingles is as often a gutter and ventilation problem as a shingle problem. Quoting only the thing you called about would be easier to sell and would leave the cause in place. If the gutters are fine we say so and the quote is shorter.
