Drywall repair

A drywall repair is judged under the light at four in the afternoon, from across the room, by someone who knows exactly where it used to be. That is the standard we work to.

Quick answer

How much does drywall repair cost in Frederick MD?

A small patch or hole is $180 to $500 per visit, and several repairs done on the same visit run $340 to $950 — the per-visit framing is deliberate, because for small work the travel and set-up cost more than the materials. Replacing a section of board is $160 to $380 per sheet, and texture matching on a repair adds $45 to $160 per area. If you have a list, get us out once and do all of it, rather than paying a call-out charge three times.

The work

What drywall repair actually involves.

Most of what gets called drywall repair is really three jobs in one: finding out why the board failed, rebuilding the substrate so it cannot fail the same way again, and then finishing and texturing so the repair disappears. Filling the hole is the easy part and the part that fails, because a patch floated over a loose joint or a leaking pipe is a patch you will be looking at again next year.

The finish is where the work shows. A repair needs three coats built up in sequence, each one feathered wider than the last, with real drying time between them rather than a heat gun and optimism. Then the texture has to match — knockdown, orange peel, skip trowel or a hand pattern — and matching an existing texture is a skill rather than a product. A technically sound patch with the wrong texture reads as a patch from the doorway.

We do single-hole repairs and we do whole-house repair lists, and we are straight with you about which one you have. If a ceiling has six separate cracks following the same joint line, patching all six is money spent on a symptom. Sometimes the honest answer is that a section of board comes out, and we would rather say that on the estimate than discover it halfway through.

What drywall repair costs in Maryland

What’s included

Everything the drywall repair scope actually covers.

Written into the estimate, not assumed. If something on your job is not on this list, it gets priced and named before anyone starts.

The cause found before the patch

01

Moisture meter on any stain, a look above the ceiling where there is access, and a check for movement at cracks. Repairing drywall over an active leak is the most expensive way to do it twice.

Cut back to sound material

02

Damaged board removed to the nearest framing or to a clean square, with backing added where there is nothing behind the hole. Mesh tape over a void is a patch you can push your thumb through.

Tape, bed and skim in sequence

03

Three coats, each feathered wider than the last, each left to dry properly. Rushed compound shrinks and the joint telegraphs through the paint within a season.

Texture matched to the room

04

Knockdown, orange peel, skip trowel or hand texture matched on a sample board against the existing surface before it goes on the wall, so the repair is invisible rather than merely flat.

Dust kept out of the house

05

Vacuum-assisted sanding, sealed doorways and floor protection. Sanding dust travels further through a house than anything else on a job site, and getting it out afterwards is not a repair, it is a clean.

Primed and ready for paint

06

Every repair primed, because fresh compound drinks paint at a different rate to the wall around it and an unprimed patch flashes under finish coats. We paint it too if you want the wall done corner to corner.

Drywall repair questions

Not covered here? Call and ask — you’ll get a real answer, not a “depends on the job”.

Almost always, and we do it on a sample board held against the existing wall before anything goes on the repair. Knockdown, orange peel and skip trowel all match well. The hardest are hand-applied patterns from the seventies, where the match is to a particular person's trowel, and heavily textured ceilings where the only honest answer is sometimes to re-texture the whole ceiling rather than leave a visible island.

We will not patch over an active leak, and we will tell you if that is what we find — moisture meter on every stain before a knife goes in. Where the source is plumbing we work alongside a licensed plumber; where it is the roof or the gutters we can fix that ourselves, because we do both trades. Once it is dry and the cause is dealt with, the board comes out and gets rebuilt rather than sealed in.

With three coats and proper drying time, usually two days from start to paint-ready on a normal repair, and we prime it as part of the job. The temptation is to force it with heat or a single thick coat, and that is exactly how a joint ends up shrinking and telegraphing through your new paint a few months later. In a humid Maryland August, add a day.
