Finishing in Frederick & Central MD
Drywall is gypsum wrapped in paper. Once it has been wet for long enough the gypsum loses its strength and the paper grows things, and no amount of compound puts either of those back.
Quick answer
No, and that is why we meter it rather than guess. Board that got damp and dried within a day or two is usually sound: it can be sealed with a stain-blocking primer, skimmed and refinished for $190 to $520. Board that stayed wet has a soft core that will not hold a screw, and that comes out at $160 to $420 per sheet. The assessment and the moisture reading are free, so you get that answer before you commit to anything.
The work
The first decision on a water-damaged wall or ceiling is whether the board can stay. Drywall that got briefly damp and dried quickly is usually sound — it will have stained and it may have a slight bow, and it can be sealed, skimmed and refinished. Board that stayed wet has a soft, crumbly core that will not hold a screw and a paper face that has lost its bond, and the honest answer there is that it comes out. We take a moisture reading rather than guessing, because the surface can feel dry while the core is still at twenty per cent.
The second decision is about the cause, and this is where repairs get done twice. Water travels. A stain in the middle of a ceiling is often fed from a joint ten feet away, so we look above where there is access and we work out the path before we close anything up. Where the source is plumbing we bring in a licensed plumber; where it is the roof, the flashing or the gutters we can deal with it ourselves, because those are our own trades and that is a genuine advantage on this particular job.
The third part is mould, and we are careful about what we claim here. We are not a remediation company. Small areas of surface growth on board that is coming out anyway go out with it, contained and bagged. Anything beyond that — significant growth, growth in the cavity, or a building where somebody in the household is unwell — needs a remediation contractor, and we will tell you that instead of taking the job and hoping.
Priced on what has to come out, which is why the reading comes first. We will document the damage with photographs for an insurance claim at no charge.
Ranges, not quotes. Real numbers come from a walkthrough — access, condition, height and finish level move a price more than square footage does. Estimates are free and in writing.

What’s included
Written into the estimate, not assumed. If something on your job is not on this list, it gets priced and named before anyone starts.
A meter on the board, the framing and the surrounding area. Surfaces dry long before cores do, and the reading is what decides whether board stays or goes.
Water runs along joists and top plates before it shows, so we look above where there is access and work out the path. Where it is roof, flashing or gutter work we fix that too, because we do those trades.
Soft board, saturated batts and failed tape removed to sound material, cut to the nearest framing. Wet fibreglass does not recover its R-value by drying out in place.
Air movement on the open cavity and a second reading before new board goes on. Closing a wet cavity is how a repair becomes a mould problem six months later.
Stain-blocking primer on anything that stays, new board hung and three-coated, texture matched. Tannin and smoke bleed through latex regardless of how many coats go over them.
Surface growth on board we are removing goes out with it, contained. Anything larger, or in a household with a health concern, needs a remediation contractor and we will say so.

Straight answers
Not covered here? Call and ask — you’ll get a real answer, not a “depends on the job”.
Usually by smell and by the moisture reading rather than by looking — a musty smell in a room with a damp reading means something is growing in the cavity even when the surface looks clean. When we open a wall we can see it. What we will not do is tell you an area is safe when it is beyond our scope: we are drywall contractors, not a remediation company, and significant growth or a household with a health concern needs a remediation contractor.
That is between you and your adjuster, and we are not going to tell you what your policy covers. What we do is document it properly: photographs of the damage, the moisture readings, what came out and why, at no charge, so your claim rests on evidence rather than description. Sudden events are treated differently from long-term seepage by most policies, and the documentation is what distinguishes them.
Depends what is leaking. Roof, flashing, gutters and siding are our own trades, so yes, and doing both in one job means nobody is pointing at anybody else when it rains again. Plumbing we run with a licensed plumber rather than claiming it ourselves. What we will not do is patch drywall over a live leak — if the cause is not dealt with, the repair is just a nicer-looking version of the same problem.
Same crew, same visit
Most finishing jobs are two or three of these at once, which is why they are priced and scheduled together rather than as separate call-outs.
From the field
Longer answers than a quote page has room for — how the work fails, what putting it right actually involves, and when waiting is the honest call.
