Floor & Deck Coatings in Frederick & Central MD
The part of every coating job that decides whether it lasts, sold on its own because sometimes that is all you need.
Quick answer
Largely, yes. The grinders run with vacuum shrouds and HEPA extraction, and for interior work we build poly containment around the area with negative air. You will see some fine dust settle beyond the containment in an occupied house — anyone who tells you otherwise has not done it — but it is a cleanable film rather than the grey fog an unshrouded machine produces.
The work
Surface preparation is where coatings succeed or fail, and it is worth buying as a service in its own right rather than only as the invisible first half of somebody else's quote. Diamond grinding takes the sealed, laitance-rich top skin off a slab and leaves an open, texturally consistent profile that a coating can key into. Shot blasting does the same thing faster and more aggressively over large open areas. Either way the goal is the same: a measurable profile, across the whole floor, including the perimeter.
Removing a failed coating is the other half of this work, and it is messier than people expect. A delaminating epoxy comes off in sheets in some places and clings in others, which means the floor has to be worked over repeatedly rather than stripped in one pass. Thick or heavily filled systems may need a scarifier before grinding. That variability is why removal is quoted at $2 to $5 per square foot rather than a flat rate — the price depends on what is actually stuck to the floor.
There are also jobs where grinding is the whole answer. Levelling a trip hazard at a slab joint, taking down a high spot before flooring goes down, flattening a rough or over-trowelled garage slab, or simply opening up a dusty basement floor so a penetrating sealer can get in. None of those need a coating afterwards, and we are happy to do the preparation and stop there.
Maryland concrete preparation. Removal pricing depends on what is bonded to the floor and how unevenly, which is why it is a band rather than a rate. Containment inside an occupied house is quoted separately.
Ranges, not quotes. Real numbers come from a walkthrough — access, condition, height and finish level move a price more than square footage does. Estimates are free and in writing.

What’s included
Written into the estimate, not assumed. If something on your job is not on this list, it gets priced and named before anyone starts.
Multi-head planetary grinding with progressive diamond grades to the profile the coating manufacturer calls for, rather than whatever one pass happens to produce. The profile is a specification, and on our jobs it gets met rather than estimated.
Steel shot propelled at the slab and recovered with the dust in one enclosed pass — faster and more aggressive than grinding across a large uninterrupted floor, and the right choice on a big garage or a warehouse bay.
Delaminating epoxy, old paint, sealers, mastic and adhesive residue taken off, with a scarifier first where the build is thick. Patchy adhesion means repeated passes, which is why this is priced on condition rather than area alone.
Hand grinding where the planetary machine cannot reach, so the profile is continuous to the wall. An unground 100mm perimeter strip is where a coating starts lifting, and it is the commonest corner cut in this trade.
Vacuum-shrouded equipment with HEPA extraction, and poly containment where the work is inside an occupied house. Concrete dust is respirable silica, and controlling it is a health requirement rather than a courtesy.
Slab joints ground flush, high spots taken down, and over-trowelled or uneven areas flattened — frequently as a standalone job before flooring goes down rather than ahead of any coating at all.

Straight answers
Not covered here? Call and ask — you’ll get a real answer, not a “depends on the job”.
It depends on the system, and that is the point: thin sealers want a light profile, thin-film coatings want a moderate one, and heavy-build or self-levelling systems want an aggressive one. Manufacturers specify it, and we prepare to the specification for the product being installed rather than grinding to a habit and hoping it suits.
No. Plenty of our grinding work is a job in itself — flattening a slab before flooring goes down, taking out a trip hazard, opening up a dusty basement slab for a penetrating sealer, or removing an old coating with no decision yet made about what replaces it. We will prepare the floor and stop there if that is what you want.
No, though they use related equipment. Polished concrete is a long progression through fine diamond grades plus densifier to produce a hard, reflective finished floor, and it is a decorative flooring trade we do not offer. What we do is grind to a profile so something else can bond to it, or grind to flatten. If you want polished concrete we will tell you to call a specialist.
Same crew, same visit
Most floor & deck coatings jobs are two or three of these at once, which is why they are priced and scheduled together rather than as separate call-outs.
From the field
Longer answers than a quote page has room for — how the work fails, what putting it right actually involves, and when waiting is the honest call.
