Floor & Deck Coatings in Frederick & Central MD
A garage floor coating is a preparation job with a colour on top. Everything that goes wrong with one goes wrong at the bond line.
Quick answer
A standard two-car garage is usually two days of work: grinding, repair and the base coat on day one, topcoat on day two. A polyaspartic system can often be driven on within 24 hours of the final coat, while a full epoxy build wants longer — typically three to five days before parking on it. We will give you the actual return-to-service date at the estimate, because it is the thing people plan around.
The work
A garage floor in Maryland gets a harder life than most people credit. Hot tyres park on it in August and pull at anything not properly bonded, road salt comes in on the car from November to March and sits in the low spots, and the slab goes through dozens of freeze and thaw cycles a winter. A coating that handles all three is not a different paint — it is the same family of products over a floor that was prepared properly.
So the money in this job is in the grinder. The slab is diamond ground or shot blasted to an open profile, which means the sealed, polished top skin is taken off and the concrete underneath is left with enough texture for the coating to key into mechanically. Acid etching, which is what the big-box kits call for, chemically roughens the surface a little and does not produce a reliable bond. That difference is why a weekend kit lifts in sheets by the second winter and a prepared floor does not.
Two things get checked before any product comes out. Slab moisture, because a slab with no vapour barrier under it — common in Frederick County garages of a certain age — will push moisture up through a coating and blister it from behind. And cracks, which get routed out and filled, because a coating laid straight over an active crack simply reprints it within a season. Both checks are cheap. Discovering either afterwards is not.
Maryland coating systems, installed. Prep condition drives price more than the coating does — a slab needing crack repair or an old coating removed costs more.
Ranges, not quotes. Real numbers come from a walkthrough — access, condition, height and finish level move a price more than square footage does. Estimates are free and in writing.

What’s included
Written into the estimate, not assumed. If something on your job is not on this list, it gets priced and named before anyone starts.
The slab mechanically profiled across its whole area, including the awkward perimeter where a grinder will not reach and a hand tool has to. The profile is the bond, and the bond is the only thing holding the system on.
The slab tested for moisture rather than assumed dry. A garage slab poured without a vapour barrier under it will drive moisture up into the back of a coating and blister it, and that is a problem to find before the product is open rather than after.
Cracks routed out and filled with a flexible repair material, and spalled or pitted areas rebuilt flush. Coating over an untreated crack reproduces it on the surface within a season, which is the commonest complaint about otherwise sound floors.
The system specified for the floor rather than chosen in advance — often an epoxy base for build and a polyaspartic topcoat for speed and UV stability. The parent page explains the comparison properly; we apply it to your slab and your timeline.
Decorative flake broadcast into the base coat, or a graded aggregate where grip matters more than appearance, at a density you choose. A glossy garage floor with nothing in it is slippery when a wet car comes in.
The coating terminated properly at the door threshold, around the perimeter and at any drain, rather than feathered out and left to lift from the edge. The threshold is where every failure starts because it is where water and tyres both arrive.

Straight answers
Not covered here? Call and ask — you’ll get a real answer, not a “depends on the job”.
Yes, completely, and that is the part most people underestimate. The grinder has to reach every square foot including the perimeter and under where the shelving sits. We can usually work in halves for a large garage if clearing it entirely is impossible, but it adds a day and leaves a joint line, so emptying it is genuinely the better option.
It is common in older Frederick County garages and it is the reason we moisture test rather than assume. A slab driving moisture upward can blister a coating from behind, which looks like a product failure and is not. Where the readings are high the answer is a moisture-tolerant primer or, in bad cases, advising against a film-forming coating altogether — and we would rather tell you that than take the job and watch it fail.
Often yes, which is one of the practical advantages of polyaspartic — it cures at lower temperatures than epoxy and tolerates the slab temperatures an unheated Maryland garage reaches in January. Epoxy wants warmth and will cure slowly or incompletely if the slab is cold. We check slab temperature rather than air temperature, because the slab is what the product is sitting on.
Same crew, same visit
Most floor & deck coatings jobs are two or three of these at once, which is why they are priced and scheduled together rather than as separate call-outs.
