Plumbing in Frederick & Central MD
A stain on a ceiling is downstream of the leak, not under it. Water travels along joists and pipe runs before it finds somewhere to come through, which is why the hole gets cut in the wrong place so often.
Quick answer
Locating a leak and putting written findings in your hand runs $145 to $340, and the repair itself $190 to $580 for an accessible supply or drain leak. The part most quotes leave out is the damage: $320 to $1,100 to properly repair the ceiling or wall, more where flooring or framing got wet. A shower that leaks through a failed pan is a different job again at $850 to $3,400, because that is waterproofing rather than plumbing. We quote both halves together.
The work
The reason a leak is worth calling one contractor about rather than two is that it is always two jobs. There is the pipe, which is licensed plumbing work, and there is everything the water went through to reach you, which is drywall, insulation, trim, flooring and paint. Homeowners who call a plumber first usually end up with a repaired pipe, an open ceiling and a second contractor to find.
We start by locating it properly. The visible stain is where water finally came through a surface, and the source is frequently feet away and sometimes a floor up — a supply line, a drain joint, a shower pan, a toilet flange, a failed valve behind a washing machine, a condensate line, or, on a surprising number of Frederick County houses, nothing plumbing at all but a roof or flashing problem presenting as a ceiling stain. Working out which it is before cutting is the whole point.
Once located, the licensed repair is made by a licensed Maryland plumber, and the damage is repaired by our crew: the board replaced, taped, textured to match and painted, the insulation renewed if it got wet, and the flooring and trim dealt with. We also tell you plainly when the right answer is not a repair at all. A galvanised supply line that has started leaking in one place is a line that is going to leak in others.
Leaks are priced in two parts: finding and fixing the leak, then repairing the damage. These are the ranges we see most, and the damage side depends entirely on how long it ran.
Ranges, not quotes. Real numbers come from a walkthrough — access, condition, height and finish level move a price more than square footage does. Estimates are free and in writing.

Leak detection and repair
What’s included
Written into the estimate, not assumed. If something on your job is not on this list, it gets priced and named before anyone starts.
Moisture meter readings, a look at what is above and beside the stain, and the pipe runs in that part of the house, so the opening goes where the leak is rather than where the stain is.
Pinhole leaks in copper, split fittings, failed push-fit connections and burst sections. These are the fast ones, and where an old galvanised line is involved we will tell you what is likely to happen next.
A leaking trap, a failed slip joint, a dried-out toilet flange seal or a cast-iron stack joint. Drain leaks are slower and usually found later, which means they are usually found alongside more damage.
The ones that are not plumbing. A shower that leaks only when it is running is a pan, a drain seal or a tiled wall letting water through — and that is a waterproofing repair, not a pipe repair.
The washing machine valve that weeps, the hose bib that split over winter, the main shut-off that will not close. Replaced while the water is off rather than left as a future emergency.
Drywall cut back to sound board, wet insulation replaced, joints taped and finished, texture matched and paint feathered out. Our own crew, so the ceiling does not end up a patch everyone can see.

Straight answers
Not covered here? Call and ask — you’ll get a real answer, not a “depends on the job”.
Not necessarily, and the answer changes who you should call. A stain that appears or grows after heavy rain and wind is usually roofing or flashing. One that appears after a shower runs, or grows steadily regardless of weather, is usually plumbing. One directly under a bathroom is worth treating as plumbing until proven otherwise. We check both, which matters on this site because the same crew handles the roof, the gutter and the drywall as well as arranging the plumber.
If water is actively running or dripping, yes — shut the main and then call. If you can isolate just the fixture involved, do that instead so the rest of the house keeps working. This is also the moment most people discover their main shut-off does not fully close, which is worth fixing while somebody is already there. If the leak is only present when a shower or tub runs, simply stop using that fixture and you have bought yourself time to book properly.
Often the damage, rarely the pipe. Most homeowner policies in Maryland cover sudden accidental water damage but exclude the failed component itself and exclude damage from a leak that has been going on long enough to be classed as maintenance. That makes dated photographs and a written description of what failed genuinely valuable, which is why we document before we open anything up. We are not insurance advisers, so check your own policy, but we will give you the paperwork to do it with.
Same crew, same visit
Most plumbing jobs are two or three of these at once, which is why they are priced and scheduled together rather than as separate call-outs.
