Floor & Deck Coatings in Frederick & Central MD
Quoted by the building rather than the unit, surveyed before it is priced, and phased so residents keep their front doors.
Quick answer
Yes, and we would rather you bought that first. A survey at $900 to $3,500 depending on building size gives the board a bay-by-bay record and a grouped scope, which is both a better basis for a decision and a document you can use to get comparable bids from anyone else. It is not contingent on us doing the coating.
The work
Elevated walkways and shared balconies on a condominium or apartment building are the same product as a single residential balcony and a completely different project to run. The surfaces are continuous across units, the failures are rarely uniform, access is through people's homes, and the decision is made by a board that needs something defensible to put in front of owners. Pricing it unit by unit from a walk-by misses all of that.
So the work starts with a survey rather than a quote. Every bay gets looked at and recorded: coating condition, the state of the upstands and thresholds, drainage and ponding, railing penetrations, and any evidence of water having already got into framing below. That produces a document the board can act on, with the bays grouped by what they actually need — full replacement, localised repair and recoat, or monitoring — instead of one number for the whole building.
Then it gets phased. Residents need their doors, the building needs its walkways, and a coating needs undisturbed cure time, so the sequence matters as much as the specification. We work in sections with temporary access maintained, we post the schedule so people know which days affect them, and we coordinate with management rather than with each owner individually. That is a project-management service as much as a coating one, and it is the part that decides whether the job goes smoothly.
Traffic coating figures are national ranges — no Maryland contractor publishes residential or small-commercial deck-coating pricing, and we will not dress a national number up as a local one. Building work is priced from the survey, not from the square footage alone.
Ranges, not quotes. Real numbers come from a walkthrough — access, condition, height and finish level move a price more than square footage does. Estimates are free and in writing.

What’s included
Written into the estimate, not assumed. If something on your job is not on this list, it gets priced and named before anyone starts.
Every balcony and walkway section inspected and recorded — coating condition, upstands, thresholds, drainage, penetrations and any sign of water already in the structure — producing a written document rather than a verbal impression.
Bays sorted into full replacement, repair and recoat, or monitor, so the board can stage spending across budget years rather than facing a single figure for the entire building. Some sections genuinely do not need doing yet, and we will say which.
The work sequenced in sections with access maintained throughout, a posted schedule, and coordination through management. No unit loses its only route in, and residents know in advance which days affect them.
Where opening up a balcony reveals compromised framing we document it, photograph it, and tell the board plainly — including when it needs an engineer and is outside our scope. Coating over that is how buildings end up with a far bigger problem.
Falls, scuppers and drains assessed across the whole walkway rather than per bay, because standing water on a shared deck is usually a building-wide levels problem that no single unit's coating can solve.
Written specification, product data, and before-and-after records per section, in a form that works for owner communication, reserve-study input and future maintenance planning. The next contractor should be able to read what we did.

Straight answers
Not covered here? Call and ask — you’ll get a real answer, not a “depends on the job”.
Through management, in posted phases, with access maintained. Every section has a scheduled window communicated in advance, nobody loses their only door, and we do not negotiate individual changes with owners mid-job — that goes through the board or the manager, which protects both the schedule and the owner.
Usually yes, and the survey is what makes that defensible. Where some bays need replacing now and others are sound for a few more years, staging is the right answer rather than a compromise. What we will flag is any section where deferral risks water reaching framing, because that trade is not worth making.
Readily. On larger buildings a building-enclosure consultant writing the specification and us installing to it is a good arrangement, and we would rather price against a proper specification than write our own on a complex building. We will also say when we think a building is big enough or wet enough to warrant one.
Same crew, same visit
Most floor & deck coatings jobs are two or three of these at once, which is why they are priced and scheduled together rather than as separate call-outs.
