Painting in Frederick & Central MD
Brick, block and parge coat finished with products that let masonry breathe. Paint on brick is a commitment, so the conversation starts with whether it is the right answer for your wall at all.
Quick answer
Masonry painting runs about $2.50 to $5.50 per square foot, with a block filler or masonry primer adding $0.60 to $1.40 where the surface is open. A breathable limewash or mineral finish sits a little higher at $3.50 to $7.00. If the wall needs repointing first, that is separate masonry work at $12 to $28 per square foot of joint area.
The work
Painting brick is the one exterior decision in this trade that is genuinely difficult to undo. Masonry holds and releases moisture through its face, and a finish that seals that face traps water inside the wall, where Maryland's freeze-and-thaw cycles turn it into spalled brick faces and blown mortar. So the first thing we do on a brick job is not quote a colour, it is look at whether the wall should be painted, limewashed with a breathable mineral finish, or simply cleaned and left alone.
When painting is the right answer — and on block, parge coat, foundation walls and brick that has already been painted once, it usually is — the work is in the preparation. Efflorescence brushed off, loose mortar cut out and repointed, a masonry primer or block filler to even out the suction of a surface that drinks unevenly, and then a breathable masonry coating rather than a general exterior paint. Skipping the filler on block is why so many painted block walls show every pinhole.
Repointing comes before painting, never after. Mortar joints that are soft, recessed or crumbling are the route water takes into the wall, and painting over them locks the problem in behind a finish that now also hides it. If your wall needs repointing we will say so and price it, and if that changes your mind about painting at all, that is a perfectly good outcome.
Maryland masonry painting. Repointing, if the wall needs it, is quoted separately and happens first — it is masonry work, not painting.
Ranges, not quotes. Real numbers come from a walkthrough — access, condition, height and finish level move a price more than square footage does. Estimates are free and in writing.

Brick and masonry painting
What’s included
Written into the estimate, not assumed. If something on your job is not on this list, it gets priced and named before anyone starts.
Some brick should not be painted. We say so, and we offer a breathable mineral finish or a clean-and-leave instead rather than selling you a coating.
Soft and recessed mortar joints cut out and repointed before any finish. Painting over failing mortar hides the route water is already taking.
The white bloom on masonry is salt coming out of the wall. It gets brushed off and the cause looked at, because paint will not hold on top of it.
Concrete block drinks unevenly and shows pinholes. A block filler coat evens the suction out so the finish reads as a surface rather than a texture map.
Masonry coatings that let vapour out, not general exterior paint. Sealing a brick face traps moisture and freeze-thaw does the rest.
Exposed foundation walls and parge coat finished to match or deliberately contrast, including damp-resistant coatings below grade level.

Straight answers
Not covered here? Call and ask — you’ll get a real answer, not a “depends on the job”.
Sometimes, and we will give you a straight answer for your wall rather than a general one. Brick in good condition with sound mortar is often better cleaned than coated, because paint on masonry is close to permanent and has to be maintained from then on. Previously painted brick, concrete block, parge coat and foundations are different cases where painting is usually the right call.
With difficulty, expense and some risk to the brick faces. Chemical stripping and gentle media blasting both exist, both cost considerably more than painting did, and neither reliably returns the wall to its original appearance. That is the honest reason we treat the decision to paint brick as a one-way door and talk it through properly first.
Limewash is a mineral finish that soaks into masonry and weathers thin rather than peeling, so the wall keeps breathing and the finish ages instead of failing. It is the better choice on historic or unpainted brick you want to lighten. Its trade-off is a softer, more varied look and periodic refreshing rather than a hard uniform colour.
Same crew, same visit
Most painting jobs are two or three of these at once, which is why they are priced and scheduled together rather than as separate call-outs.
