Painting in Frederick & Central MD
Garages and basements painted for what they are — masonry, block and open framing that behave nothing like a finished wall upstairs. Block drinks, foundations breathe, and open joists need a different approach entirely.
Quick answer
A single garage with walls and ceiling typically runs $900 to $2,200, and a two-car garage proportionally more. Masonry and block walls are $1.80 to $4.00 per square foot, plus $0.70 to $1.50 for the block filler coat that stops the finish showing every pinhole. Floors are separate and are a coatings job.
The work
A garage or an unfinished basement is the cheapest square footage in a house to transform and the easiest to get wrong, because almost none of it behaves like drywall. Concrete block drinks paint unevenly and shows every pinhole unless a block filler evens the suction out first. Poured foundation walls release moisture through their face and want a coating that lets vapour through rather than one that traps it. And bare framing takes three times the paint of a flat surface because of all the edges.
The moisture question comes before the colour question in a basement, every time. A wall that shows efflorescence, damp patches after rain or a musty smell has water coming through it, and paint is not the fix for that — it is a way of hiding it until it blisters. We look at grading, downspouts and gutter discharge outside before recommending anything inside, because most basement damp in Frederick County arrives from roof water landing against the foundation rather than from the water table.
Where the walls are sound, the transformation is genuinely dramatic for the money. A white or light grey garage with painted block walls and a painted ceiling reflects the light from a single fixture around the whole space, which makes it usable rather than merely available. The same is true of a basement with painted joists overhead — it reads as a finished-enough room long before anyone spends money on framing and drywall.
Maryland garage and basement painting. Masonry needs a filler coat that a finished wall does not, and open framing takes considerably more material than its square footage suggests.
Ranges, not quotes. Real numbers come from a walkthrough — access, condition, height and finish level move a price more than square footage does. Estimates are free and in writing.

What’s included
Written into the estimate, not assumed. If something on your job is not on this list, it gets priced and named before anyone starts.
Efflorescence, damp patches and musty smells get investigated first. We look at grading and downspout discharge outside, not just the wall inside.
Concrete block gets a block filler coat so the finish reads as a smooth surface instead of highlighting every pinhole and mortar joint.
Poured and parged foundation walls get a coating that lets vapour out. Sealing a damp foundation face in just moves the blister somewhere else.
Basement ceilings sprayed with joists, ducts and pipework in one colour, which makes an unfinished ceiling read as deliberate rather than unfinished.
Whites and light greys in these spaces are a practical choice, not a stylistic one — they double the useful output of whatever lighting is already there.
Garage and basement floors are a coatings job rather than a painting job, and we price them as one. Floor paint on a slab is a short-lived answer.

Straight answers

Not until the water is dealt with, and we will say so rather than take the job. Paint over a wall that is actively taking on water blisters and peels, and worse, it hides the problem while it carries on. Most basement damp here comes from roof water landing against the foundation, so we look at gutters, downspouts and grading first.
Painting the open joists, ducts and pipework all one colour — usually a dark grey or a flat white — is the best value improvement available in an unfinished basement. It reads as a deliberate industrial ceiling instead of an unfinished one, it costs a fraction of framing and drywall, and it keeps every pipe and junction box accessible.
Not in our experience, and we would rather tell you before you buy it. Ordinary floor paint on a garage slab lifts under hot tyres and lets go at the first bit of standing water. If you want a floor finish that lasts, that is a coatings job with proper surface preparation, and we price and discuss it as a separate trade.
Same crew, same visit
Most painting jobs are two or three of these at once, which is why they are priced and scheduled together rather than as separate call-outs.

Longer answers than a quote page has room for — how the work fails, what putting it right actually involves, and when waiting is the honest call.

Damp drywall, mould and construction dust are air-quality problems as much as cosmetic ones. Plain guidance from the EPA on both.
