Decks and fences washed, prepared and stained so the finish penetrates rather than sits on top. Exterior wood in Maryland fails from water and sun, and stain only stops either one if the timber is dry when it goes on.
Quick answer
Around $2.00 to $4.50 per square foot of deck for a wash-and-stain, and roughly $1.00 to $2.50 per square foot on top of that if an old solid stain or deck paint has to be stripped or sanded off first. Railings and spindles are separate at $6.00 to $14.00 per linear foot, because every spindle is hand work.
The work
Staining exterior wood is governed by one thing: how dry the timber is when the stain goes on. A deck washed on Saturday and stained on Sunday will reject half the product and start flaking by the following summer, because the stain cannot get into wood whose pores are full of water. We wash, we wait — usually two to three dry days depending on humidity and sun — and then we stain. That waiting period is not padding, it is the difference between a finish that lasts three seasons and one that lasts one.
What was on the wood before decides how much work comes first. A deck that has only ever had penetrating stain can often be washed, brightened and recoated. A deck carrying a film-forming solid stain or a deck paint that is peeling has to be stripped or sanded back, because a new coat over a failing film takes the old film with it when it lets go. We will tell you honestly which of those two jobs yours is at estimate time, because they are very different numbers.
Horizontal surfaces are the problem, not vertical ones. A fence takes weather on its face and sheds it; a deck floor holds standing water, sun and foot traffic all at once, which is why deck boards need recoating on a two to three year cycle while the railings around them often look fine for five. We price them separately for exactly that reason, and we will happily do the floor on its own cycle.
Maryland deck and fence work. The single biggest variable is whether an old film-forming finish has to come off before the new one goes on.
Ranges, not quotes. Real numbers come from a walkthrough — access, condition, height and finish level move a price more than square footage does. Estimates are free and in writing.

What’s included
Written into the estimate, not assumed. If something on your job is not on this list, it gets priced and named before anyone starts.
Cleaned at a pressure the timber can take, then left two to three dry days. Stain does not penetrate wet wood, and that wait is what makes it last.
A failing solid stain or deck paint comes off rather than getting another coat. A new film over a dying film fails together with it.
A wood brightener evens out the grey and opens the grain after washing, so the new stain takes uniformly instead of blotching.
Penetrating stain for timber you want to see and recoat easily, solid for wood that is past showing its grain. We explain the trade-off before you pick.
Railings, posts, spindles and stair stringers done as carefully as the floor. Priced separately because they wear at a different rate.
Soft boards, popped fasteners and failing joists get reported before any stain goes on. We do the carpentry, so a repair does not need a second visit.

Straight answers

Deck floors in this climate want recoating every two to three years. The railings around them usually hold four to five, because they shed water instead of holding it. That difference is why we are happy to stain a floor on its own cycle rather than insisting on the whole structure every time.
Two to three dry days for most decks, longer in humid weather or on a shaded north-facing deck. Stain cannot penetrate timber whose pores are still full of water, so a same-weekend wash and stain is the single most common reason a finish fails early. We schedule the two visits separately and watch the forecast between them.
Penetrating stain if you still want to see the grain and you want easy recoating later — it wears thin rather than peeling. Solid stain if the timber is weathered past looking good, or you want a colour closer to paint. The trade-off is honest: solid covers more and lasts longer on verticals, but once it is on, every future recoat is a film job.
Same crew, same visit
Most painting jobs are two or three of these at once, which is why they are priced and scheduled together rather than as separate call-outs.
