Siding in Frederick & Central MD

Siding replacement

Replacing siding is the one chance in forty years to see the outside of your house with its shirt off. What gets done in that hour matters more than which brand of panel goes back on.

Quick answer

How much does it cost to replace siding on a house in Maryland?

Standard vinyl runs $4 to $7 per square foot of wall area installed, insulated or premium vinyl $6 to $12, and fibre cement $7.25 to $12.50 including paint. For a typical two thousand square foot Frederick County house that is roughly $14,500 to $25,000 in vinyl. Two things move the number: wall area rather than floor area, so a two-storey costs more than a ranch of the same size, and whatever is found behind the old cladding, at $70 to $140 a sheet for sheathing and $95 to $210 an opening for flashing. We price those as separate lines so you can see them rather than burying them in a square-foot rate.

The work

What siding replacement actually involves.

A full re-side is four days to two weeks of work on a typical Frederick County house, done elevation by elevation so the building is never left open overnight. The visible part is the new material. The part that decides whether the wall lasts is the two hours after the old cladding comes off and before the new wrap goes on, when every sheet of sheathing, every window head, every penetration and every band board is in plain view for the first time since the house was built.

We walk that with you if you want to be there. Soft sheathing gets marked on the wall and priced by the sheet. Windows installed without head flashing or a sill pan get both. The band board between floors — which is where water runs out of a failed gutter and sits — gets probed rather than assumed. None of this is an upsell; it is the list of things that are cheap while the wall is open and expensive once it is closed.

Then the system goes back on in the right order: wrap lapped shingle-fashion so water runs over the course below rather than into it, flashing integrated with the wrap rather than caulked to it, and the cladding hung to the published fastening schedule. Vinyl left loose to move, fibre cement blind-nailed to gauge. We will talk through the material choice honestly, including when the cheaper option is the right one for the house you actually have.

What siding replacement costs in Maryland

Wall area, not floor area, is what gets priced: a two-storey colonial and a ranch with the same square footage are very different jobs. Removal and disposal of the old cladding is inside these ranges.

What’s included

Everything the siding replacement scope actually covers.

Written into the estimate, not assumed. If something on your job is not on this list, it gets priced and named before anyone starts.

Old cladding and trim removed

01

Taken off rather than sided over. Siding over siding is permitted and we do not recommend it: it buries the drainage plane, hides rot, and leaves every new fastener bedded in old panel instead of solid sheathing.

A sheathing walk with you

02

Every elevation probed once it is bare. Soft sheets marked on the wall, photographed and priced by the sheet before anything is covered back up.

New weather-resistive barrier

03

House wrap lapped shingle-fashion, upper course over lower, seams taped, and never treated as a substitute for flashing. Water that gets behind cladding has to be able to run down and out.

Window and door flashing

04

Head flashing above every opening and a sill pan below it, both tied into the wrap. This is the detail most often missing on houses built in the eighties and nineties, and it is the one that rots sills.

Cladding hung to the fastening schedule

05

Vinyl nailed in the centre of the slot and left loose. Fibre cement blind-nailed at the specified gauge with the butt joints flashed. Both have published schedules and both void their warranty when those are ignored.

Trim, corners, soffit and penetrations

06

Corner posts, J-channel, light blocks and dryer vents detailed as part of the job rather than left to a caulk gun at the end. Soffit venting kept clear, because a re-side is a common place attic ventilation quietly gets blocked.

Siding replacement questions

Not covered here? Call and ask — you’ll get a real answer, not a “depends on the job”.

One to two weeks on most houses, and we work one elevation at a time so no wall is ever left open overnight. A simple ranch with few openings can be four or five days. A two-storey with a lot of trim, dormers and tight access runs longer. Weather moves it, and we would rather be conservative about that: we do not open a wall into a forecast with a front coming through.

Replacing cladding like for like generally does not need a building permit in Frederick County, but structural repairs found behind it can, and houses inside the City of Frederick historic district have their own review for anything that changes the appearance. We check before we start rather than after, and we will tell you plainly if a permit or a historic review applies to your address.

Fibre cement, by a wide margin, as long as it is painted on schedule. It does not soften in summer heat, does not crack when a branch catches it in January, and holds paint for twelve to fifteen years. Vinyl is lighter on the budget and genuinely maintenance-free, but it gets brittle with age and a hailstorm will find the brittle panels. The honest answer depends on how long you plan to own the house, and we will give you both numbers rather than steering you.
