Drywall in Frederick & Central MD

Whole-house drywall

A whole house boarded and finished in one programme — sequenced so you can keep living in part of it where that is possible, and with dust control that is a real plan rather than a sheet over a doorway.

Quick answer

How much does it cost to drywall a whole house in Maryland?

Hung and finished to level 4, whole-house work runs $2.00 to $3.50 per square foot of board in 2026, which puts a typical 2,000 square foot house at roughly $14,000 to $28,000. That is below our room-by-room rate because a continuous run is more efficient. If you are living in the house during the work, protection and sequencing add $900 to $3,200 and we show it as its own line rather than burying it.

The work

What whole house actually involves.

A gut renovation or a whole-house re-board is a different job from ten rooms done one at a time, and the difference is logistics rather than skill. Several thousand square feet of board has to arrive, get distributed without loading a single floor bay, and be hung and finished in an order that keeps the house working and the trades behind us moving.

Sequence is the part worth asking about. Where a family is staying in the house we work in zones with real separation — zip walls with proper zips, negative air pulling dust out of the work area rather than a tacked-up sheet that billows every time a door opens, and floor protection that survives a week rather than the first wheelbarrow. Where the house is empty we hang everything, then finish in a continuous run, which is faster and cheaper, and we will tell you which of the two your job is.

Finishing is the long pole and the thing most schedules get wrong. Three coats with real drying time between them cannot be compressed by willpower, and forcing it is exactly how the hairline cracks along the joints appear a year later. On a whole house that is two to three weeks of finishing after the hanging is done, and a humid Maryland August adds to it.

What’s included

Everything the whole house scope actually covers.

Written into the estimate, not assumed. If something on your job is not on this list, it gets priced and named before anyone starts.

One quote for the whole programme

01

Board, hanging, finishing and clean-up for the whole house in one number with the per-room breakdown behind it, rather than a per-room price list you have to add up.

Zoned sequence where you are living in

02

Work planned so the kitchen or a bedroom stays usable for as long as the job allows, with the order agreed with you rather than decided by whichever room is easiest.

Dust control that actually works

03

Zip walls with real zips, negative air in the work zone, filtered extraction on the sanders and floor protection rated for traffic. Dust in a finished room is a cost, not an inconvenience.

Board specified room by room

04

Five-eighths on ceilings, mould-resistant in wet rooms, rated board at the garage, sound assemblies where you asked for them, all set out on the quote so you can see it.

Finishing given its real duration

05

Three coats with drying time between them, and a schedule that says so. We would rather give you an honest three weeks than a hopeful ten days and cracked joints.

Handover room by room

06

Rooms released to the painter and the trim carpenter as they finish rather than all at the end, so the back half of your job runs in parallel instead of in series.

Whole house questions

Not covered here? Call and ask — you’ll get a real answer, not a “depends on the job”.

Hanging a typical house is two to four days with a couple of crews. Finishing is the long pole: three coats with real drying time between them means two to three weeks on a whole house, and a humid August adds to that. Anyone promising a whole house hung and finished in a week is either adding crews you will pay for or forcing the mud, and forced mud is where next year's cracked joints come from.

Sometimes, and it depends more on your kitchen and bathrooms than on the drywall. Where it is workable we zone the job — zip walls with real zips, negative air in the work area, protected routes through the house — and agree the order with you so the rooms you need stay usable longest. Where the whole floor plan is open or every bathroom is in scope, we will tell you honestly that moving out for a fortnight is cheaper than the alternative.

Almost certainly not, and it is an expensive default. Level 4 is the right specification for most rooms. Level 5 — a full skim over the whole surface — earns its money where a long wall faces a window, where you are using a dark or high-sheen paint, or in a double-height space with raking light. We will walk the house and tell you which rooms justify it, usually two or three rather than all of them.
