Quick answer

How flat does a wall need to be before tiling?

It depends on the tile. Standard small-format tile is tolerant and a wall good enough for paint is usually good enough for it. Large-format tile is not: the longer the tile, the more a deviation shows as lippage at every joint, and the manufacturers and the tile industry institute publish flatness requirements for exactly this reason. The practical answer is that a wall taking big tile usually needs work a wall taking paint does not.

The work

What repair & straightening actually involves.

Not every framing call is for new framing. A good share of this work is fixing what is already there: a wall that bows visibly in raking light, studs that crowned as they dried, a partition somebody built out of plumb, a ceiling that undulates, or framing that was fine for drywall and is nowhere near flat enough for the large-format tile now going on it. The next trade is usually the one who finds it, and the next trade cannot fix it with their own materials.

The honest first step is measurement rather than opinion. A straightedge and a laser across the wall tells you how much deviation there is and over what distance, and that number decides the method. A sixteenth over eight feet is nothing and the board will absorb it. A quarter inch is a furring job. Three-eighths or more over a short distance is a stud problem, and planing, sistering or replacing the offender is the only real answer. Quoting the fix before measuring is guessing, and the guesses in this trade tend to be optimistic.

The reason it matters more now than it used to is what gets installed on walls today. Large-format tile, frameless shower glass, tall flat-panel cabinetry and wide plank panelling are all far less forgiving than a painted wall with a six-inch tile and a shower curtain. A wall that was perfectly acceptable in 1988 is genuinely not flat enough for a twenty-four by forty-eight inch tile, and finding that out at tiling stage is the expensive version of this conversation.

What repair & straightening costs in Maryland

Remedial non-structural framing in Maryland, labour and standard materials. Measurement comes first because the method, and so the price, depends entirely on how far out the existing work is.

Measurement and flatness assessment
$0 at estimate
Individual stud correction or sistering
$45 – $120 per stud
Furring a wall to a true plane
$4 – $9 per square foot
Ceiling strapping and levelling
$3 – $8 per square foot
Flattening a wall for large-format tile
$6 – $14 per square foot
Non-structural rot replacement
$500 – $2,400

Ranges, not quotes. Real numbers come from a walkthrough — access, condition, height and finish level move a price more than square footage does. Estimates are free and in writing.

What’s included

Everything the repair & straightening scope actually covers.

Written into the estimate, not assumed. If something on your job is not on this list, it gets priced and named before anyone starts.

Measured before anything is quoted

01

Laser and straightedge across the wall or ceiling to establish actual deviation and over what span, with the numbers given to you. The method and the price both follow from that, and neither is guessable without it.

Bowed and crowned studs corrected

02

Individual offending studs planed, kerfed and strapped, sistered or replaced depending on how far out they are and whether anything is fixed to them. Furring over a badly crowned stud just moves the bump outwards.

Out-of-plumb walls brought to a plane

03

Walls furred to a true vertical plane with shimmed strapping where the existing framing cannot be moved, which is the usual answer in a finished house. We will tell you how much floor space it costs before doing it.

Ceilings levelled for board

04

Joists furred or strapped to a laser line so a ceiling reads flat, particularly where new recessed lighting is going in — nothing exposes an undulating ceiling like a line of downlights washing across it.

Flatness for tile and cabinetry

05

Substrate framing brought inside the tolerance the finish actually needs rather than the tolerance drywall needs. Large-format tile, frameless glass and tall cabinetry each want more than a painted wall does, and we work to the finish.

Rot and damage made good

06

Non-structural framing that has been wet replaced back to sound timber, after the source of the water has been dealt with. Replacing wet framing while the leak is still running is work we will decline to do in that order.

Repair & straightening questions

Not covered here? Call and ask — you’ll get a real answer, not a “depends on the job”.

Sometimes, by furring over the existing surface and reboarding, which keeps the mess down but costs you up to an inch of room dimension and means re-doing trim and any electrical boxes in that wall. Where the bow is caused by two or three bad studs, taking the board off that section and fixing the studs is usually both cheaper and better. We will price both and say which we would choose.

Almost always moisture content. Timber that goes in wet shrinks and moves as it dries, and a stud with a slight natural crown will accentuate it. That is why a wall can look fine the week it was framed and show a bow a season later, and it is also why framing stored badly on a job site is a genuine quality issue rather than a fussy one.

Often you should live with it, and we will say so. A wall that is slightly out behind a painted finish with furniture in front of it is not worth four figures to correct. The time it is worth doing is when something unforgiving is about to go on it, when it is visible in raking light in a room you look at daily, or when it is causing a door or a run of trim to misbehave. We would rather talk you out of unnecessary remedial work than sell it.
